METHODOLOGY

How we read the market.

We publish only aggregate statistics, such as median asking rent, listing counts and how long listings stay up. We never republish listings, listing text or listing photos. We store no personal data about landlords, tenants or anyone named in a listing.

What we measure

• Asking rents for comparable homes in the same neighbourhood, by home type and bedrooms.
• How many comparable listings are active, and how long they have been observed.
• Price changes on the same listing over time, where we have observed them.

What we do not claim

• Asking rent is not a signed lease. We never call a range a market valuation.
• When a sample is too small, we say so instead of guessing.
• Duplicates are removed on a best effort basis, so counts are approximate.
